The fishery, honestly described

The St. Johns system through Putnam County is among the most productive freshwater fishing in the country, and the Lake George end of it is the heart. Largemouth bass are what most people come for. Black crappie — speck, locally — run heavily in the cooler months and draw as many anglers as the bass do. There is a winter shad run. Catfish are everywhere.

Lake George itself adds species you would not predict on an inland lake, because it is mildly saline from spring inflow. Striped and sunshine bass are present, and blue crabs turn up in the lake and connected creeks.

This is working water, not a stocked pond. It fishes differently by season and by year, and the people who do best on it are the ones who live on it.

Georgetown: the mouth of the lake

Georgetown sits where the St. Johns opens into Lake George, and it is about as far into the water as Putnam County goes. Marinas, fish camps, and river homes, with Ocala National Forest across the water to the west.

This is the most direct big-water access in the county and the most affordable genuine big-water frontage in the region. It is also the most remote place we cover. Palatka is roughly forty minutes, and there is very little in between. Inventory is very thin — Georgetown is small and good frontage does not sit.

Buy here if the water is the point and you are content to plan your errands. Do not buy here expecting to run out for a forgotten ingredient.

Welaka: the practical alternative

Twenty minutes upstream from Georgetown, Welaka is what most buyers actually want when they think they want Georgetown. It is on the river just north of the lake, and it is an incorporated town with a small commercial core, marinas, public ramps, a national fish hatchery, and a state forest at its edge.

You give up a little immediacy to the lake and you gain a town. For anyone buying as a primary residence rather than a camp, that trade is usually the right one.

Satsuma: two fisheries from one dock

Satsuma sits along the river south of Palatka near Dunns Creek, which is the connection between the St. Johns and Crescent Lake. That geography is the specific reason to look here: a dock in the right spot reaches two genuinely different fisheries.

Satsuma has both direct river frontage and canal properties, and they are not the same asset. Canal lots are cheaper and give you boat access; direct river frontage carries the open-water view and a real premium. Be clear about which one a listing is describing.

Buying an older fish camp

Genuine fish camps still trade in this county, and they are one of the last affordable ways to own real water access in Florida. They also come with a predictable set of problems, every one of which is manageable if you find it before closing rather than after.

Unpermitted additions. Camps get added onto informally across decades. Unpermitted work complicates appraisal, financing, and resale. Pull permit history.

Septic and well. Have both inspected as a condition of purchase, not as a formality.

The dock. Ask for permit paperwork. Assume nothing.

Financing. Camp-style structures and manufactured housing finance differently from conventional homes, and appraisals are harder where comparable sales are sparse. Get pre-approved with a lender who actually writes rural loans in this region before you shop.
