How Beaches to River Real Estate handles information collected through this website.
The short version
We collect very little. If you fill in a form we get what you typed, because that is how we reply to you. Beyond that, one analytics tool records anonymous usage of the site so we can see which pages are useful and which are confusing.
We do not sell your information, we do not share it with data brokers, and we do not run advertising trackers on this site. There is no IDX or MLS feed here, so no listing-search behaviour is being recorded or passed to a third party.

Beaches to River Real Estate is a licensed Florida real estate brokerage, licence CQ1069030, broker of record Taylor Hodges (licence BK3452597). We operate this website at beachestoriverrealestate.com.

Information you give us
The enquiry forms on this site ask for your name, email address, telephone number, and your message. Every one of those is something you type deliberately. Along with them we record which page you submitted from and which kind of enquiry it was, so that a question asked on a Palatka page does not come back to you as a generic reply.
Form submissions are delivered and stored by Netlify, which hosts this site, and are emailed to us. We use what you send to answer you, and to carry on the conversation if you want one. We do not add you to a marketing list on the strength of a form submission.
If you email or telephone us directly, we hold that correspondence in the ordinary way any business holds correspondence with the people it works with.
The forms include a hidden anti-spam field. It is invisible to you and only ever filled in by automated bots, which is how it catches them. It collects nothing about you.
Information collected automatically
Server logs. Netlify, our hosting provider, records standard web-server information when a page is requested — IP address, approximate location derived from it, browser and device type, the page requested, and the time. This is ordinary infrastructure logging, used to serve the site and to investigate abuse or outages.
Microsoft Clarity. We use Clarity, an analytics product from Microsoft, to understand how the site is used. Clarity records page views, clicks, scrolling, and mouse movement, and assembles them into aggregate heatmaps and anonymised session replays. We use it to find pages that confuse people or navigation that does not work — not to identify individual visitors, and we make no attempt to match a Clarity session to a named person.
Clarity's recordings can incidentally capture text you type into a form before you submit it. Microsoft masks form-field content by default. Even so, please do not type anything into a website form — ours or anyone else's — that you would not be comfortable sending in an ordinary email. Social security numbers, account numbers, and financial details should come to us by telephone or another channel we agree with you, never through a web form.

Cookies and similar technologies
A cookie is a small file a website asks your browser to keep, so that something can be remembered between one page and the next.
This site sets no cookies of its own. Nothing in our own code stores a cookie or writes to your browser's local storage. Every cookie you will find on this site comes from Microsoft Clarity, and is used for analytics only.
We use no advertising cookies, no retargeting pixels, no social-media trackers, and no cross-site profiling. Nobody is buying an audience segment built from your visit here.

Names and lifetimes are set by Microsoft and can change without us being told. The current list is documented in Clarity's cookie documentation.
Refusing or removing cookies
Nothing on this site needs a cookie in order to work. You can block or delete them and every page, form, and search will behave exactly as before — you will simply be absent from our analytics, which costs you nothing.
Every major browser lets you block or clear cookies for a site, in Chrome, Edge, Safari, and Firefox alike, usually under privacy or site settings. Microsoft also offers a general opt-out, and browsing in a private or incognito window discards these cookies when you close it.
We honour Global Privacy Control. If your browser or an extension sends a GPC signal, we treat it as an instruction to opt out.
Fonts and other things the page loads
The typefaces used on this site are served by Google Fonts. Requesting a font discloses your IP address and basic browser information to Google, in the same way that requesting any file from any server does. Google states that it does not use Google Fonts requests to build advertising profiles. We mention it because it is a real request to a third-party server on every page, and a privacy policy that omitted it would be incomplete.
We embed nothing else. There are no iframes, no third-party widgets, no chat bubbles, no video players, and no scripts on this site other than our own and the Clarity tag described above.
Links to other websites
Some pages link out — to Calendly for booking a consultation, to the Board of REALTORS® MLS listing search, to an agent profile on homes.com, and to photographers on Pexels. These are ordinary links, not embeds: nothing is shared with those sites unless you click through.
Once you do click, you are on their website and their privacy policy governs what happens next. Booking a consultation through Calendly, for instance, means giving Calendly the details it asks for, under Calendly's terms. We have no control over and take no responsibility for how other websites handle your information.
How long we keep things, and who sees them
Enquiries are kept for as long as we are working with you and for a reasonable period afterwards, because real estate conversations restart years later and it is unhelpful to have forgotten the first one. Ask us to delete your enquiry and we will, subject to any records Florida real estate law requires a brokerage to retain.
Analytics data is retained by Microsoft on Clarity's own schedule, which is currently a rolling period of about a year.
Inside the brokerage, your enquiry is seen by the agents and staff who need it to help you. Outside it, information is shared only with the service providers named in this policy who operate the site on our behalf, or where the law requires it. We do not sell personal information, and we do not share it for cross-context behavioural advertising.
Your choices and your rights
You can ask us what we hold about you, ask for it to be corrected, or ask for it to be deleted. Email taylorhodgeshomes@gmail.com or telephone 904-377-1747 and we will deal with it. There is no charge and you do not need to give a reason.
Depending on where you live, you may have specific statutory rights over your personal information. Whatever your state, we will handle the request the same way — we would rather answer it than work out first whether we are obliged to.
To stop analytics entirely, block cookies for this site or use the Clarity and browser controls described above.
This site is intended for adults buying and selling property. It is not directed at children, and we do not knowingly collect information from anyone under 13. If you believe a child has sent us information, tell us and we will delete it.
Security, and changes to this policy
The site is served over HTTPS, so traffic between your browser and it is encrypted. Form submissions travel the same way. No system is perfectly secure, and we will not pretend otherwise — which is the reason for the advice above about not typing financial details into web forms.
We will update this policy when what the site does changes. The date below is the date of the version you are reading; material changes will be reflected here rather than announced separately, so it is worth a glance if you are about to send us something.
