What Flagler County Actually Offers

Flagler County is the value coast — canal-front and near-beach living at prices below St. Johns County, with Palm Coast's planned-community layout and trail network. Palm Coast's saltwater canal system is the defining feature of the Flagler market: direct ocean access without oceanfront pricing.

The county is organized around water. The St. Johns River runs its length, connecting Palatka north to Jacksonville and the Atlantic and south toward Lake George — the second-largest lake in Florida. Crescent Lake anchors the southern end, and the western half of the county is scattered with smaller lakes. This is why people move here: not because it is cheap, but because it is cheap and on the water.

Palatka is the practical center — the courthouse, the hospital, St. Johns River State College, and most of the county's retail and employment. Everything else is small, and getting smaller as you move away from the river.

Florida's homestead exemption removes up to $50,000 from the assessed value of a primary residence — the first $25,000 applies to all taxing authorities, and a second $25,000 applies to assessed value between $50,000 and $75,000 for everything except school district taxes.

Once homestead is established, the Save Our Homes cap limits annual increases in assessed value to 3% or the change in CPI, whichever is lower. This is why a long-time owner and a new buyer on the same street can pay very different tax bills on identical homes. Palatka carries the county's grocery, hardware, and general retail. Anything beyond that means St. Augustine, Gainesville, or Jacksonville. Residents adapt by consolidating trips, and most say it stops registering as an inconvenience within a few months — but it is a genuine change from suburban life.
