Putnam County is the most affordable county in the region, and the one where land, water frontage, and privacy are still within reach of an ordinary budget. Putnam County consistently carries the lowest median price of the five counties Beaches to River serves, and it is the only one where waterfront and acreage are routinely available under regional median.

The county is organized around water. The St. Johns River runs its length, connecting Palatka north to Jacksonville and the Atlantic and south toward Lake George — the second-largest lake in Florida. Crescent Lake anchors the southern end, and the western half of the county is scattered with smaller lakes. This is why people move here: not because it is cheap, but because it is cheap and on the water.

Palatka is the practical center — the courthouse, the hospital, St. Johns River State College, and most of the county's retail and employment. Everything else is small, and getting smaller as you move away from the river.
